Buying Land in Ghana: Checks to Make Before You Pay
Land is one of the most popular investments in and around Accra, from fast-growing areas like Oyarifa to the outskirts of Tema. Doing the right checks before paying protects you from costly disputes later.
1. Confirm who owns the land
Ask for the seller’s title documents and verify them with the Lands Commission. Make sure the person selling has the right to sell.
2. Get an official search and site plan
A search confirms the land is not already registered to someone else or under dispute. Check that the site plan matches the plot you are actually being shown.
3. Visit and walk the boundaries
See the land in person, check access roads and talk to neighbours about the area and any past issues.
4. Understand zoning and utilities
Find out what the land can be used for, and how close water and electricity connections are.
5. Use a lawyer and get receipts
Have the sale agreement prepared properly, and keep written records of every payment.
We list documented plots and can guide you through each step of the process.
